Home watch is a visual inspection of a home or property, looking for obvious issues. We are committed to caring for your property with regular, scheduled, on-site inspections (weekly or biweekly, as requested). After every visit, we provide you with a comprehensive digital activity log. This report not only includes the service summary, verified GPS coordinates, and photo, but we also take the time to personally note any areas of concern and detail the immediate corrective action we took to handle the situation, giving you complete peace of mind.
Our service is designed to ensure your property remains secure and well-maintained, creating a lived-in appearance while you are away. During each scheduled visit, we conduct thorough perimeter checks, confirming proper service completion by hired vendors (such as landscapers and pool personnel), and inspecting exterior areas, including pool screens, for any noticeable damage or debris.
Inside, we perform a detailed, room-by-room inspection. This involves confirming all security measures, such as locking doors and windows, and verifying the proper function of air conditioning units, water heaters, essential appliances, including inspecting thermostats, checking for appliance leaks, and inspecting the refrigerator and freezer (ice maker production and food spoilage) are operating correctly. We prioritize checking for any early signs of water intrusion, mold, moisture, or any evidence of damage or potential vandalism. We also gladly manage your deliveries, bringing in mail and packages as they arrive.
Interior Home Check
- Conduct a thorough inspection for signs of vandalism
- Ensure that all windows and doors are securely fastened
- Visual inspection for leaks or stains around windows, ceilings, walks, water heaters, under sinks and around toilets
- Operate all faucets, flush toilets, and run water down all showers, tubs and drains
- Operate the garbage disposal unit
- Inspect refrigerator and freezer discard any expired food items and verify that the ice machine is not producing excessive ice.
- Visual inspection of wine and humidor storage and proper operation
- Check the temperature and humidity settings of the air conditioning units.
- Check fire, smoke, and carbon monoxide alarms.
- Inspect for any visible signs of pest or insect infestations.
Exterior Home Check
- Conduct a thorough inspection for broken windows, forced entry, or vandalism
- Ensure that all doors and windows are securely fastened.
- Organize mail, separating out any unsolicited or unwanted correspondence.
- Examine exterior lighting fixtures for any visible damage or obstructions.
- Inspect the pool or spa for any apparent issues, such as leaks, debris accumulation, equipment malfunction and confirm pool has been serviced
- Monitor the landscaping for any signs of neglect or damage and confirm landscaping services have been performed
- Check for damage caused by fallen trees or limbs
- Visual inspection for water intrusion, erosion or damage
- Visually inspect roof gutter from ground level
- Assess the drainage system for any potential blockages or issues.
- Inspect for any signs of pest or insect infestations, such as nests or droppings.
- Verify that the bottom of the gutters are clear of any obstructions that could impede water flow.

Our key holder services provide vendors with access to your home when you are unable to be present. This ensures deliveries can be made, work can be done, and maintenance and renovations can occur. Your keys are securely stored, as only Tequesta Home Watch Service has access to them.
Additionally, our concierge services ensure that your home is prepared for your return. We collaborate with you to tailor a package that meets
your specific requirements.
Storm Services
We provide home watch storm services to monitor your property during the threat of major weather events. In South Florida this is particularly important during hurricane season, June 1-November 30. When you are away from your home, particularly during this time period, having a company to keep an eye on your home will give you peace of mind. This can include helping prepare your home for an incoming storm, monitoring the property and inspecting for damage once the threat has passed.
During weekly or bi-weekly home inspections, we will conduct thorough assessments of your property to ensure its safety and functionality. We will promptly notify you of any potential issues that require immediate attention, such as landscaping requirements or other property maintenance needs. Additionally, we will provide you with a comprehensive storm preparation checklist to assist you in preparing your home for adverse weather conditions. Should any unforeseen circumstances arise, we are committed to providing timely assistance and support.
Should there be a severe weather event, such as a tropical storm or hurricane, we can inspect your property for damage and help to document things for your insurance company.
The threat of a water leak and the potential for mold growth are the two biggest concerns of seasonal homeowners- and rightfully so! At Tequesta Home Watch Service we want to help you prevent that from happening. Once a storm has passed and it is safe to go to your property we will check for water damage. We will do a detailed property walk thru and document all findings. Should you need to file with your insurance company for property damage we will have photos for you of our findings.
Inspection Reports
Visits are electronically documented. You will receive a report with GPS location information and photos via email or text based on your preference. Any areas of concern will be noted and we can also assist with helping you to correct any issues before your return.
